East Court, Ramsgate

From an Arts & Crafts house in Ramsgate to a luxurious home on a hillside in Bridge with fine sea views.

Ramsgate £2,350,000 with annexe, £1,900,000 without annexe

East Court is an historic and architecturally important Grade II listed Arts & Crafts

house in a prominent coastal location with wonderful sea views.

Originally commissioned by the tobacco magnate Sir William Henry Wills, the house dates from 1889 and was built as a seaside holiday home, later becoming a children’s home for 30 years then used as a school for dyslexic children.

East Court School closed in 2009 and was then bought by the current owners, who have painstakingly restored the property to its former glory.

Marble floors, oak panelling and ornate ceilings set the tone for this handsome house. Principal rooms include a large drawing with fabulous plaster detailing on the ceiling and good sea views, dining room with a carved wooden fireplace surround and matching dresser, a library and a smaller, more intimate study.

The kitchen, which has a domed ceiling and panelled walls, boasts custom-made units, a central island and a five-oven Aga. Adjacent is a generous utility room.

The wide oak principal staircase leads from the hall to a half landing with a large stained glass window, which incorporates the William Wills monogram. All the bedroom suites are accessed from here. The master suite has a wonderful double aspect and sea views and the newly fitted en-suite bathroom has mosaic tiles and marble walls.

At the end of the landing a staircase leads to the second floor, where there are six further bedrooms, as yet unmodernised.

East Court annexe is a large detached building to the rear, currently arranged as a first-floor flat with store rooms and a double garage below.

The gardens are to the south and the house and are well designed, giving good levels of seclusion. Stone pathways surround a central sunken lawn, with an unusual Edwardian grotto.

Immediately to the south of the home is a large terrace with a small, marble-lined plunge pool. From here steps lead up to the raised lawn and the annexe.

Hythe £1,480,000

Bridge House is a luxurious detached home enjoying a hillside location with sea views across the Channel towards France.

Much of the interior has an emphasis on entertaining and leisure, with the recent addition of a cinema room, gym and temperature-controlled, custom-built wine cellar.

The ultra-modern interior starts from the elegant reception hall and bar area opening onto an open-plan bespoke kitchen and dining area with seating for six at a central island. Sliding doors lead out to the south-facing terrace with sea views.

The interior is further enhanced by walnut flooring, solid ash doors, a Bose entertainment system and a dedicated guest suite opening onto a private decked area.

The first floor is approached via a wide galleried staircase to an open landing where there are four double bedrooms, the master suite having doors opening onto a balcony.

Bridge House is approached by an in-out driveway with parking for several cars and has double garaging. The gardens are planted in a contemporary style and a large sea-facing terrace and decked area lead to further landscaped gardens to the side of the house.

Broadstairs £1,250,000

The Tower, located along Cliff Promenade on the prestigious private North Foreland Estate, is a distinctive detached home boasting five reception rooms.

The large lounge has direct sea views, with a snooker room, dining room, study and a family room with bi-folding doors leading out to the rear garden. The spacious, well-fitted kitchen has a large central island and breakfast bar.

To the first floor the master bedroom enjoys uninterrupted sea views and also has a luxury ensuite. There are three further bedrooms to the first floor, two of which have en-suite shower rooms and there is a family bathroom.

On the second floor you will find a further bedroom with a seating area in The Tower to enjoy the views, as well as an en-suite shower room.

To the rear of the house a large decked patio leads to the mainly lawned gardens and detached indoor pool.
